Job Title: Caretaker

Responsible to: Director of Finance and Operations

Location: The Elms, Colwall

General Purpose:

To manage school operations (including, but not limited to maintenance, general repairs and health and safety) whilst ensuring The Elms remains compliant in all areas.

Key Tasks and Responsibilities:
• To assess and direct job requests to ensure any issues are rectified in a timely manner and within budget.
• Deliver routine, scheduled and preventative maintenance of buildings, equipment and premises.
• To ensure the maintenance and compliance of the security, fire, access control, CCTV, heating, water and other on-site systems.
• Undertake the periodic testing of the Fire Alarms, Emergency lights, legionella checks and other health & safety checks, as directed by the Director of Finance and Operations.
• To operate all school plant (i.e. boilers), safety systems (i.e. fire & smoke detection systems) and security systems (i.e. alarms, cameras, etc).
• To take a key role in Health and Safety, how it is observed and adhered to across the school. This included management of Asbestos, Legionella and Fire Safety. To carry out risk assessments as appropriate.
• To be responsible for the management and supervision of contracts and external contractors, ensuring they comply with the School Managing Contracts Policy and Procedures, associated Health and Safety Regulations, includes CDM Regs (2015) and all relevant policies regarding the safeguarding of pupils.
• To maintain all relevant documentation including building and site plans.
• Carrying out general repairs to the whole site as required and based upon level of skills and experience suited to task in hand, or through appropriate training.
• Working to Health and safety requirements at all times in relation to permits to work etc..
• Pro-actively reporting problems to the Director of Finance and Operations and updating maintenance schedule as required.
• Directly liaising with staff in relation to maintenance faults and making suitable arrangements for access within school hours as required.
• To undertake extensive maintenance repair work during school holiday periods in accordance with a programme of works.
• Undertake all necessary training on equipment and working practice, to comply with Health and Safety legislation and best practice.
• Be a key point of contact within the school Emergency Evacuation plans, and undertaking dedicated roles and responsibilities as directed by the duty officer.
• To comply with The Elms policies and procedures, particularly in relation to Health and Safety.
• Assist the wider support team, including Grounds and Gardens, Farming, Transport and Cleaning teams, as directed by the DFO in any other duties commensurate with the role.

Working Conditions:

Working hours:
40 hours per week, with some weekend working based on operational needs.

Holidays:
25 days per year, plus bank holidays plus 3 discretionary days between Christmas and New Year.

Remuneration:
Dependant on experience.

Medical:
All employees of The Elms are required to complete a medical questionnaire and declaration on commencing employment with the school. The school reserves the right to carry out further investigations into your medical condition depending on the answers provided.

DBS Screening:
Employees of The Elms will need to undergo an enhanced DBS. The outcome of this screening may have an effect on the employment of that person.

Safeguarding:
The postholder will be required to undertake Safeguarding children training.

References:
Employment is subject to the receipt of two satisfactory references, one of which must be the present or most recent employer. Ideally, references should be obtained before interview in accordance with safer recruiting procedures.

Knowledge and Experience
Experience working within an educational setting X
A range of demonstrable maintenance skills, such as carpentry, plumbing, electrical, plastering, painting and general building works. Training will be given in some areas. X
Experience of working with varied ranges of people and staff, ability to communicate on all levels. X
Some knowledge or experience of Fleet Management. X
Clean driving license with category D1. X

Education
GCSE level of study or equivalent X
Health and Safety Qualification such as IOSHH/NEBOSH X
